VENUE HIRE BOOKING INFORMATION & CONDITIONS
Windmills Break is located in Yallingup, Western Australia and sits on 10 acres of manicured gardens. With sweeping lawns, private swimming pool, heated spa and a gymnasium, Windmills Break provides an amazing setting for special occasions and beautiful weddings.
Our property caters for private functions (including weddings) and special occasions to approximately 150 guests, with hotel accommodation capacity being 26 guests.
To ensure that the occasion remains special and private - the private function group must reserve Windmills Break exclusively for a minimum of two nights.
Refer to our website for details of room rates (these rates are from $345 per night to $550 per night per room - including gourmet breakfast). Please also note that our rates are based on a maximum of two people in any room - additional charges apply for each additional person in one of our suites (refer to our "rates" area on the website).
Please contact our Hotel Manager Dave Larsen to discuss your special requirements. Dave oversees all weddings and functions exclusively.
Please note that due to high demand we are booked out for weekend weddings in November 2008, December 2008, January 2009, February 2009 and March 2009. Mid week weddings are possible (Tuesday, Wednesday or Thursday).
Menus
Menus are available from approximately $80.00 per person including pre dinner canapés, a three course set menu, coffee, tea and chocolates. The per person cost includes personalised menus. The menu selections include Cocktail and Canape menus.
Our three catering options are:
(1) Our own Private Chef will design and prepare a menu to meet you needs.
(2) The Goose Restaurant in Busselton have a selection of menus.
(3) And Olsen's Catering located in Dunsborough also have a selection of menus.

Wine and Beverages
Option 1 - Standard Drinks Package - Charged from $55 per person for a selection of beers and local wines (operating from 6pm – midnight). A sample package includes Happs Semillon Sauvignon Blanc, Wise Coat Door Shiraz, Carlton Draught Beer, Toohey's Extra Dry beer, Hahn Premium Light beer, Champagne and soft drinks.
Option 2 - Premium Drinks Package - Charged from $70 per person for a selection of premium beers and premium local wines (operating from 6pm to midnight). A sample package includes Wise Semillon Sauvignon Blanc, Forrester Estate Cabernet Merlot, Corona Beer, Crown Lager Beer, Cascade premium Light Beer, Champagne and soft drinks.
Wedding Ceremonies
Can be held within the grounds of Windmills Break – we are unable to offer Wedding Ceremonies unless the Wedding Reception is also booked at Windmills Break.
Venue Hire Fee
A non-refundable Venue Hire Fee applies to all private functions (the rate varies from $2,500 - $5,000 depending on the size and type of function). This is a fixed reservation fee and covers the cost of preparation, organisation, setup and cleanup of the reception and function area. It does not cover any hire charges for marquees, tables, chairs, linen etc (if these are needed).
Other Considerations
Windmills Break can assist with the total co-ordination of your function including decoration, flowers, photography, transport and entertainment. Where necessary, we can also assist with the hire and setup of Marquee’s and other equipment that may be necessary for the Function - we can co-ordinate many of these items on your behalf.
Windmills Break can also provide a Master of Ceremonies for the evening if needed.
Deposit Policy
A deposit equivalent to the Venue Hire Fee is required at the time of booking.
Where a signed contract and deposit have not been received within ten days of the initial tentative reservation all rooms held will be released and the booking will be considered cancelled.
Accommodation costs are required to be paid in full twelve (12) weeks prior to the date of the function. All remaining costs are to be paid 2 weeks prior to the function.
Cancellation Policy
If cancelled at least twelve (12) weeks prior to the function - all fees and charges are refunded in full, with the exception of the venue hire fee which is retained by Windmills Break (the amount paid as a deposit).
Within twelve (12) weeks of the function - no refunds are available (this includes all payments made for venue hire, rooms, catering costs etc).
FUNCTION BOOKING CONDITIONS
Exclusive Booking of all accommodation at Windmills Break for 2 night minimum.
Menus and final guest numbers must be confirmed 1 month prior to arrival
Windmills Break is a licensed venue and, therefore, no BYO is permitted.
Where necessary, Windmills Break reserves the right to charge for staff members working at the function at a rate agreed with the group organisers.
The Group Booking Organisers will be charged for any damages or heavy cleaning required as a result of the function.
Windmills Break takes great care when looking after Guest’s belongings. Where possible all lost property will be returned to the rightful owner. However, we can not accept responsibility for the loss or damage of items during or after the function .
As Windmills Break sits within a tranquil environment and there are a number of private residences in close proximity please keep amplified music and excessive noise to a minimum

Payment of Accounts
The final account will be presented to you for payment in full (less deposits) at the conclusion of the function unless prior arrangements have been made with the General Manager.
